The Service Process – Phases at a Glance


Phase 1: Design Services


Purpose: Lay a solid foundation for your project by converting your vision into precise,

workable plans.
 

  • Initial Consultation & Questionnaire: We begin with a detailed consultation and questionnaire to understand your style, preferences, and budget.

 

  • Site Evaluation: Our team conducts an on-site assessment to consider key factors including lot shape, topography, sun orientation, and other essential site-specific details.

 

  • Concept Development: Based on gathered information, we create one to two initial design concepts. You can review these visuals and provide feedback for refinement.

  • Design Refinement: Using detailed 3D renderings of both exterior and interior spaces, we refine the approved concept through several rounds of feedback until you are completely satisfied.

  • CAD Development & Engineering: Once the design is finalized, we produce formal CAD drawings and incorporate any necessary engineering or structural details.

  • Construction Documents & Budget Preparation: We compile a complete set of construction documents (including site plans, floor plans, elevations, etc.) and produce a detailed, non-binding budget estimate for your review.


Phase 2: Construction Budget Development


Purpose: Establish a clear and detailed budget based on the final design.

  • Detailed Cost Estimation: We create an itemized budget covering all project aspects such as materials, labor, permits, equipment, and contingencies.

 

  • Collaborative Review: An interactive meeting is held to refine the budget. We address alternatives and value engineering options until the budget accurately reflects your vision.

 

  • Financial Coordination: We assist with lender/appraiser liaison and offer guidance if you require support with financing.


Phase 3: Pre-Construction


Purpose: Prepare the project for a smooth construction start.

  • Site Preparation: We perform comprehensive site surveys, soil testing, and clearing. Although we coordinate utility installations, you are responsible for setting up your accounts with the utility providers and ensuring timely bill payments.

 

  • Permitting & Approvals: All necessary permits and regulatory approvals are obtained, ensuring a streamlined approval process.

  • Detailed Planning: We develop construction schedules, logistics, and coordinate material selections. Our team assists with vendor negotiations to ensure competitive pricing.

Phase 4: Construction

​

Purpose: Execute the project with precision while maintaining quality and design integrity.

 

  • Project Management: Our experienced managers oversee daily construction activities to ensure we adhere to approved plans and timelines.

  • Execution of Construction Work: From foundation, framing, and roofing to mechanical installations, interior finishes, and landscaping, every aspect of the build is executed with diligence and quality.

 

  • Quality Control & Safety: Regular inspections, system testing, and safety training sessions ensure that the work meets industry standards and local building codes.

 

  • Ongoing Design Reviews & Design Continuity & Selections Coordination: We provide ongoing design guidance and selection assistance during construction:

 

•Professional Guidance: Our experts offer advice on refined design elements, materials, finishes, and fixtures to ensure that the construction remains true to the approved design.


•Collaborative Sessions: We schedule both regular and as-needed meetings to review selection decisions and make any necessary recommendations based on evolving preferences and budget considerations.

 

•Vendor Coordination: We coordinate with suppliers and vendors to confirm product specifications and secure competitive pricing.


•Plan Revisions: Routine design discussions and minor selection adjustments are included at no extra charge. However, if a change requires an actual revision of the construction plans, that work will be billed at $100 per hour (subject to written approval).

 

  • Budget Tracking & Communication: Detailed monthly invoices track actual expenditures and the overall Build Fee. Weekly progress reports and regular site meetings keep you informed of the project's status.


Phase 5: Completion and Handover


Purpose: Ensure the project is completed to your satisfaction and formally transfer ownership.
 

  • Final Inspections: We conduct comprehensive inspections, including third-party evaluations when required, to verify that the project meets all design and code requirements.

  • Punch List & Corrections: A joint walkthrough produces a detailed punch list; any outstanding items are corrected within 30 business days without delaying the overall project timeline.

 

  • Handover: You receive all final project documentation—including warranties, as-built drawings, operational manuals, and a maintenance schedule—along with a thorough orientation of your new property.

 

  • Project Closeout: Final invoices are processed, lien releases are obtained, and a complete project file is compiled. Any additional sustainability or energy efficiency documentation is provided if applicable.
