Building a custom home begins with choosing a team you can trust to manage the details. These answers explain how Abbie Creek Construction approaches planning, construction, and the homeowner experience in southeast Alabama and southwest Georgia.
What makes the ACC building experience different
We bring an established management process to the construction of your home. That includes defined responsibilities, coordinated selections, weekly updates, documented decisions, quality reviews, and a written warranty process. Longstanding relationships with subcontractors and vendors support that work. Our goal is an exceptional home and a professional, well-managed experience from planning through completion.
What kinds of homes do you build
We focus on new custom homes, including primary residences and second homes. A smaller home with thoughtful design and exceptional finishes can be an excellent fit. We consider the overall project, location, investment, and working relationship, not square footage alone. We do not take on remodeling projects or finish existing shells built by others.
When should we contact ACC
Contact us when you are serious about building, ideally before purchasing plans or beginning clearing and site work. Early involvement lets us consider the design, property, and intended investment together. Start with our Client Introduction and Project Inquiry so we can understand your goals and identify the appropriate next step.
Do we need plans before contacting you
No. We can help develop your home design, or review plans you already have for a potential ACC build. Involving us during design creates an opportunity to consider construction costs and practical requirements while the home is still taking shape. Design services and their deliverables are established through a separate agreement.
Can you build from plans we purchased
Yes, if the plans and project meet our criteria and provide the information needed for budgeting and construction. Purchased plans may need additional details, local adaptation, or engineering. Because ACC did not guide their original design, their construction cost may differ from your expectations. We recommend involving your builder before committing to a plan.
How much will our home cost
A useful estimate depends on complete plans and specifications, the property, and the level of finish. Floor area alone cannot account for the differences between custom homes. We develop a Working Construction Budget using that information, trade and supplier pricing, and our takeoffs. Our custom home cost resource explains the major influences on the total investment.
How does your cost plus arrangement work
You pay the actual eligible construction costs plus the builder’s fee stated in your agreement. The Working Construction Budget is an estimate, rather than a fixed price or guaranteed maximum. Invoices use cost categories corresponding to that budget, and reasonable supporting cost documentation is available on request. Our cost-plus resource explains the arrangement in more detail.
What should we include in our overall budget
Consider the complete undertaking: the home, site preparation, utilities, access, and any desired outdoor improvements or additional structures. Design, engineering, financing, and other project expenses may also need separate planning. We help clarify what is included in ACC’s scope so you can distinguish the construction budget from your overall investment.
How soon can construction begin
The start depends on our availability and your project’s readiness. The agreement, funding arrangements, plans, required permits, access, and decisions needed for the initial work must be in place. We discuss the anticipated start as those requirements come together. Signing an agreement alone does not establish an immediate start date.
How long does construction take
For a typical ACC home, construction generally takes about nine to ten months. More complex homes may take a year or longer. Design and preconstruction planning are additional. The house itself drives the duration, along with weather, materials, trade availability, inspections, and timely decisions. We manage progress by construction phase; anticipated completion timing remains an estimate.
How will we choose finishes and stay informed
Our Director of Client Experience and Design guides selections and coordinates vendor information and approvals. Your Project Coordinator is the primary contact for construction questions. Weekly updates explain meaningful progress, upcoming work, and decisions needing your attention. Selections are timed to support construction, with earlier decisions where product lead times or related work require them.
Can we build with ACC while living elsewhere
Yes. We have experience working with homeowners who live elsewhere. Weekly updates, coordinated selections, and additional project imagery when appropriate help you stay connected. Plan to visit for important selections with our usual local vendors, and discuss travel needs early so appointments and decisions support the work.
May we visit our home during construction
Yes. Coordinate visits with ACC in advance so we can confirm appropriate timing and access. Follow the project’s safety instructions and stay clear of active equipment and hazardous operations. Site conditions may require postponing a visit. Bring questions and requested changes to ACC rather than directing trades.
Can we make changes during construction
Yes. Contact ACC before the affected work is ordered or performed. We review the requested change and its implications for cost, design, materials, and sequence, then follow the approval procedure explained in your agreement and onboarding materials. Some changes require revised plans or engineering. Earlier requests generally give us more options for incorporating them.
Can we supply materials or do some work ourselves
Owner-supplied materials may be accepted under the agreement’s conditions and must be coordinated with ACC before purchase. Buying directly does not automatically remove the builder’s fee. Owner-performed work is considered individually and must meet ACC’s standards and schedule requirements, with responsibilities and warranty implications established beforehand. Homeowners may not independently hire or direct subcontractors during our construction work; any proposed outside work must go through ACC.
How is quality managed and the home completed
ACC coordinates the trades and reviews work as construction progresses, including planned quality-control reviews at key stages. At completion, we conduct a final walkthrough and document accepted punch-list items. Occupancy is coordinated separately, with ACC’s written approval, any required lawful occupancy approval, and the applicable insurance and readiness requirements in place.
What happens if we have a concern after moving in
Our written limited workmanship warranty establishes coverage and the process for addressing concerns. Submit warranty matters by email to office@abbiecreekconstruction.com or by the mailing route identified in your signed documents. Those documents explain response procedures, product warranties, and homeowner maintenance responsibilities.
